Tenants are provided a website and phone number to request repairs. When they use the website portal for repair request, the property manager and landlord receives a notification. Don’t worry. We are already on it. The tenants can outline what item is in need of repair, upload a photo or video of the issue, and let us know what days and times fit within their schedule.
The Property Assistant springs into action. We will either use your contractors or use our ever expanding list of verified contractors suitable for the job.
We will schedule the repairs within the timeline requested by the tenant.
All the while you and the landlord are being kept in the loop. Once the contractor provides an estimate for the work, if the total costs is below the landlord’s reserve/repair threshold we will instruct the contractor to proceed.
As the work is concluded and verified by the tenant, we can:
1. Pay the invoice with the landlord’s card on file.
2. Pay the invoice and invoice the landlord. or,
3 forward the
invoice to the landlord for payment.
